Remi

Maintenance & compliance coordinator

Every repair. Every certificate. One record.

REMI is the maintenance and compliance coordinator for UK letting agents. It triages tenant reports, coordinates contractors and keeps an audit trail of maintenance on each property.

Coming soon: certificate expiry tracking, expanded hazard review and the unified property evidence workspace.

Human review stays in the workflow. AI suggestions support staff decisions; they are not legal determinations.

The problem

WhatsApp isn’t a compliance record.

When a repair is reported in a chat, quoted by email and tracked in a spreadsheet, nobody can show the full story later. Who reported it, who reviewed it, which contractor attended and when it was signed off end up in different places, owned by different people.

If a landlord, tenant or inspector asks what happened, the answer should be one record, not an afternoon of scrolling.

  • WhatsApp threads

Photos, promises and approvals buried in chats.

  • Email chains

Quotes and visit times split across inboxes.

  • Spreadsheets

Dates and statuses updated by hand, if remembered.

One auditable record per property

Reports, staff review, quotes, visits, updates and sign-off kept together, with who did what and when.

The property record

One canonical record for every property.

Every maintenance job lives on the property it belongs to, from the first report to sign-off. Certificates and hazard history will join the same record as they are switched on.

  • Contractor quotes, visits and updatesMaintenance

Maintenance, handled.

Tenants describe the problem through a reporting link. Remi reads the text of the report and suggests a category, urgency and contractor type, then a member of staff reviews it before anything happens.

  • AI triage of the written report, reviewed by staff
  • Contractor quotes, visits and progress updates in one job
  • An audit trail of maintenance on each property
Coming soon

Hazards flagged, not missed.

Expanded hazard review will highlight reports that may describe a safety risk, show the indicators behind each flag so staff can see why, and record the actions taken with timestamps.

  • Explainable indicators, not black-box scores
  • Human review of every flag before action
  • Actions and timestamps kept on the property record

Not yet enabled. Flags will be decision support for staff, not legal determinations; agencies remain responsible for their obligations.

Coming soon

Deadlines you can’t forget.

Certificate expiry tracking will let your team record gas safety, EICR and EPC dates against each property and see what is coming up in one place.

  • Certificate dates entered and recorded by your team
  • Upcoming expiries visible per property
  • Kept alongside the maintenance history

Not yet enabled. Dates are internal records entered by your agency; Remi does not calculate legal deadlines automatically or guarantee compliance.

Getting started

Works alongside your existing software

A separate workspace

Remi is accessed on its own, next to the property-management software you already use. It does not replace your system of record for lettings or accounts.

Guided setup

We set up your agency with you. Properties and contractors can be entered manually, and we agree the onboarding steps for your portfolio rather than promise a standard timeframe.

Spreadsheet import, reviewed

Where available for your account, a CSV import lets you preview the file, map columns, see validation issues and review records before anything is added. Availability is confirmed during setup.

Remi does not currently claim live integrations or automatic data sync with other software. If you need one, we can discuss feasibility.
